Another option is to form a Canadian corporation and use it to purchase your properties. If you invest in MF (5+ units) or other commercial properties, you can access commercial loans with a personal guarantee. In Canada, you typically need a net worth of (25% of the value of the property +  down payment) to qualify for a commercial loan. 

A solid read on investing in Canada is "Legal, Tax & Accounting Strategies for the Canadian Real Estate Investor" (Cohen and Dube).

If you are willing to go cross-continent, there are markets with excellent cash flow, especially in MF properties.

Nothing beats personal relationships when it comes to finding deals, and this applies in every Canadian market I've explored. Realtor.ca is good for getting a sense of market pricing, but it's a terrible way to find good properties IMHO. Getting on the ground, building a team of local pros, and having them be your eyes and ears is definitely the way to make money on day 1.

Hello @Jan B.  Canada is a HUGE country and there are many opportunities to invest. What are your criteria for defining whether a deal is "good"? I live in BC but do all my investing further east. I focus on cash flow, and that really can't be found close to home.  There are many markets in Canada where cash flow is possible, you just have to do your homework and analyze markets to see what fits with you. This means you have analyzed all the properties in that market.  Some work now, some don't.  Some will work in the future.  When a property comes up for sale that matches your property profile, make the offer.

As a frequent renter of vacation rentals, my perception is that VRBO offers a more polished experience for the renter. We've always encountered clean and well equipped properties. I've never rented an Air BnB property because the listings always look shady.
