@Jonathan Fontaine the Moncton market, like many in Canada, has seen a cap rate compression. This has been great for appreciation, but creates a cash flow challenge for buyers. If you are seriously interested in a market, you need to go there and find areas that work for you. There is no 'best location' as your criteria will be different than mine.  While you are there, you can build your team (PM, realtor(s), lawyer, etc.) and set yourself up for future success.  Good luck!

@Jonathan Fontaine  you'll need to be more specific with your question. I've had both appreciation (forced and market) and cash flow in Moncton.

I second @Jeremy Heaman's recommendation for Lawdepot.ca . While some jurisdictions have forms that must be used, I no't believe this is the case in AB

@Adam Fortier welcome to BP.  What forms are you referring to, and what province are you in?  Each province has its own form requirements and procedures that need to be followed.

I personally never have contact with tenants; that's my PM's job.
