Hey folks - I found a couple of Roanoke, Va meetup posts on here using the search, but none of them have been active in a couple of years.  Are there any active investor meetups in Roanoke?

Great advice!  I was hoping someone would come along and teach me a better way!  I think the intent of my post was to try to find a way to market in a way that is not looking to just take someone's house, but show the sincerity that you mention.  I had always had trouble finding a way to show that sincerity through letters and postcards, but everything you said made a lot of sense and would go a long way towards building trust.

Has anyone used Avery products to design and print your own post cards?  Looks similar to what you'd get at Vistaprint, but you don't have to wait and pay extra for shipping.

It looks like there are a handful of meetups for investors in the Virginia Beach/ Hampton Roads area.  Any input into the differences between them; which ones are better for certain investors vs another, etc?  It looks like some are free and some are subscription based - I certainly don't mind paying a subscription if there's a better network and resources, but looking to get some input.

@Stephen Masek, to be perfectly honest, I'll have to flip a lot of houses to make my salary now - I my employer pays me pretty well.  But my goal is flexibility - if I'm able to make enough so that my wife and kids are well taken care of and I can spend more time with them, I'd rather make a few less bucks than spend more time in an office.  That said, I think I laid out a pretty good plan to increase those margins in the future.  Thanks for your interest!

Hey @Doug Pretorius,

That's certainly an interesting strategy.  I imagine most of those 2,757 want top dollar for their houses, which I am not willing to pay; or their is no profitable way to add value to the houses; or they hired the agent because while they want to sell their home, they don't want to talk to me.  How do you decide which listings to pursue so that you don't waste everyone's time?

Daniel,

Do you know anyone else who has used him? I personally much prefer using lenders that I've either met or know other people use and try to stay away from the national companies. The terms don't sound too good to be true to me, but as others have said, it's worth verifying his credentials. You can vet an HML just like you would a contractor or a realtor - ask for references of people he's worked with before and check with them. You are providing him just as much value as he's providing you.
