@Dick Rosen I've seen this on a few schedules. What does an 10% up charge on repairs mean? Thank you.

@Dick Rosen a management team would definitely make or break a deal for me. I currently own a 12 unit commercial shopping plaza and so call "manage" it myself. I literally just pay a few CAM bills each month and that's it! I never had to deal with evictions or even filling a new space since the plaza has a 100% occupancy rate since I purchased it last year. But I'm assuming a MF property is a completely different animal. I would definitely invest in a multi family if the CAP is right even when we factor in a full service management where I literally do next to zero.

Hello Everyone.

I'm currently thinking about investing in 20+ MF. My question today is : Are evictions easy in Phoenix, AZ?  I've heard about some crazy stories in Connecticut about how its cost a couple thousand dollars, and yet I've heard in Texas, evictions are fast and simple costing about $250.  I would appreciate any thoughts on evictions in Arizona.  Thank you.
