Thank you very much Brian for the great information, especially the rent information. This gives me confident to continue searching the Fredericksburg area. I see you are a property manager and if I end up buying in Fredericksburg, I would love to connect with you so we can work together.

Hi all,

Are there any fellow investors, agents, and proper managers in the DMV area that know the Fredericksburg, VA, rental market? I'm looking to buy my first rental property, and I'm considering Fredericksburg as one of the areas. Can you please let me know what are the good neighborhoods, what is the usual rent and is it hard to find tenants in that area? I would love to connect with everyone locally as well. Thank you for your help.

Hi Dave,
Thank you for mentioning defining goals as the first step. I always tend to jump ahead without defining concrete goals and create a plan. It's something I need to work on. I do have some goals in mind for long term real estate investing but I think I should take time to write it out and discuss it with my family.

When you say RE assets class are you referring to single-family, multifamily, and commercial? I also see you're in Ashburn, VA and I'm in Woodbridge, VA so I would love to connect with an experienced investor like you to get your perceptive and learn about your investment journey.

Those two books you are reading are good ones, but many people enjoy Rich Dad, Poor Dad for the wide overview even if they don't worship the author. Set for Life by @Scott Trench is very good for a first-time investor who wants to learn how to save and then succeed. Good luck!

Hi Jonathan,

Thank you very much for your clarification about the BP podcasts. Some of the podcasts is more advance for my level, I will definitely look for newer guests to learn about their journey, experience and perspective. I had read Rich Dad, Poor Dad; The 4 Hour Work Week, I Will Teach You to Be Rich and many other books in that category that why I decided to focus on REI as my method to build wealth and hopefully reach financial independent. Thank you again for your great advice.

  • What Every Real Estate Investor Needs to Know About Cash Flow - great for getting a handle on financial analysis. A lot of people skip this but it's a huge advantage if you can work through it.
  • Every Landlord's Tax Deduction Guide- is a really good book on taxes and setting yourself up for success as a landlord.
  •  Hi Tanvir,

Thank you for the books recommendation, I will definitely check it out.

Hi everyone, I'm new to real estate investing and I'm looking for materials to learn the basics of real estate investing. What do you guys recommend?

I'm currently reading The Book on Rental Property Investing and the BRRR Book, and listening to the Bigger Pocket podcasts. Please let me know if there is any other books, podcasts, blogs or article that you guys recommend.
