I have gotten some quotes from plumbers around my area and actually found a licenses/bonded/insured plumber that is willing to teach me the process of installing the boiler while giving him a hand. His price is pretty fair and he's willing to  reduce it the more help I give. This is my first property and have no plumbing experience but am pretty mechanically oriented (I've done a lot of work on my Jeep). It's a great opportunity to learn when I'm just starting out in investing / property management. Anyone have any similar experiences?

We use ours all the time. It's in the exact spot you described. I have considered putting one in the other side to my property - just haven't done so yet.

@ Kyle Atans - Yea, it's kind of a weird lender. They have a few options regarding dropping the PMI - pay for an appraisal and show that the current balance is at 80% LTV or less or wait for it to drop automatically @78% LTV with the original appraisal. This lender also offers a streamline refinance which wouldn't be a bad option either since rates have gone down a half percent since I bought. Thanks for the warning about lenders not wanting to drop the PMI and if you have any resources or links about this topic I would appreciate the information.

@Wilson Churchill  - Yea, we have a 1 car garage for each side. Unfortunately this is Alaska and people love their Garages to keep the car warm. I have considered doing AirBNB, just haven't taken the plunge.

@Sylvia B.  is right. Alaska is not cheap on utilities. Here is an overview from Dept. of Labor and Stats http://laborstats.alaska.gov/col/col.pdf

This should help people from other areas approximate the utilities cost for Fairbanks.

Thank you for your great blog link. Just read it all. Definitely sticky worthy and cleared many things up for me including: 1st position performing note splitting, the costs and required research, and how tax liens work.

Hi note investors,

I've been reading up on note investing here on BiggerPockets for a few months but I think it's time to ask for help. I'm interested in learning about investing in both performing and non- performing first and second mortgages. I haven't figured out which I'd like to start with yet. Definitely want to invest in discounted notes for the higher effective yields.

So, it occurred to me that this sub forum doesn't have any stickies. I fully plan on devouring these forums but need a little more of a base. Would a few of you more experienced guys post some helpful readings and posts for a beginner in the note world?

Yea thanks for the resources. I'm looking to buy and hold, but figured wholesalers are the best and most familiar with contacting sellers out of state and putting deals together.

Hey Whole-sellers,

I could use some help trying to put together this potential deal. This would be my second purchase if I can make is work. Here's the details:

  • 2500 sf single family home with multifamily zoning. I would convert it to a duplex.
  • pre-listed on zillow "make me move" for $419,000 back in August 2013. 
  • tax records show owner has not changed but the title was last updated Feb. 2013
  • The mailing address on record is in florida so I'm thinking this person refinanced, then went to retire and is inactively trying to sell.

I found this property when I was out walking around so I'm familiar with the area and the price seems fair based on my recent purchase nearby. I would like to work a deal without getting an agent involved if the owner is interested in it (save 6%). So my next steps are to:

  • contact the seller (how should I do this? -mail -email -phone -all?)
  • pay a realtor to pull comps
  • get pre-qualified for financing since I'm definitely not a cash buyer.
  • get it under contract

How would you all go about this deal?

yea, no problem. Also, if you do decide to rent your condo, make sure it will cashflow with financing and with all of the expenses they talk about here on biggerpockets.
