 In Texas, you don't use a broker to obtain your license, just to be able to practice.    Yes, I'm still with them and don't intend to ever leave them.   Nobody else can come close to matching our value proposition, even if they wanted to.

Sydnie, the first place to start would be by signing up for a real estate class, either online or in person, to get qualify to take the TREC licensing test.

I don't believe I'm allowed to post links, but go to the Texas Real Estate Commission (TREC) website, and it will guide you through the steps.

Your age/appearance could deter some potential clients, but we all have some aspects that both deter and attract people.   The key is to know your markets, know how to market, and be technically proficient in what you do, and that will go a long way towards overcoming any trivial objections.   I have a lot of great, very successful realtor contacts in San Antonio who could help you get started if you choose to go this route.

Brian, I invested in a deal led by one of Brad Sumrok's students.   It was a positive experience, and is my best cash flowing deal, though to be fair, I mostly invest in value plays that aren't oriented towards cash flow.

Participation requirements vary by sponsor, but if you're not accredited you at least need to become a sophisticated investor via some level of MF education.   Brad offers a Foundations program aimed at passive investor education that's around $5K.    

Both programs are very good IMO, each having some relative pros and cons vs each other.

Your answers should become apparent by reading the contracts, or if you don't understand them, having an attorney review them.   Please don't enter into contracts you don't fully understand!

Andrew is right. You're looking in the wrong market if you don't want to deal w/ foundation issues.

 Actually, the 2 big wholesalers are some of the few who are licensed.    I'm also a licensed Realtor, and would prefer wholesalers be required to have a license for competitive reasons, but there's absolutely nothing illegal or unethical about wholesaling without a license in Texas, nor is it brokering since wholesalers take equitable title.

In my experience, the big 2 have the worst reputation ethics wise, and ironically they're the ones who are licensed.   Nothing wrong w/ wholesaling w/ or w/o a license in TX, as long as you're honest and transparent.

I joined LS about 2 1/2 years ago in their PIG (Preferred Investor Group, i.e. multifamily) program.   The 2 day seminar is great if you're interested in building passive income and wealth through rentals.    They focus on that, and do it very well.   

I've been very happy w/ the training, mentoring, and investment opportunities I've had in the PIG program.   I'm not currently active, mainly b/c I'm fully invested and don't have liquidity to invest in another deal at this point (I'm in 11 MF deals, all but one being through LS).

I also had a couple of passes at their single-family properties, and was not nearly as impressed w/ that program.   They have some very successful single-family members, but IMO the value-add (and cost, to be fair) is much lower for that program.
