Is this your first investment property?  Do you work full time outside of real estate?  Could be biting off more than you can chew.  But if you have work flexibility I think its a great deal even at a higher price point.  Its all about 3-4 months of slow going tough work for 30 years of easy cash flow... You just want to make sure you don't get burnt out or run out of cash.

If it is your first deal, good work.  I wish I jumped to multi-family to start.  Good Luck

Welcome to town!

There is money to be made all over the city flipping properties.  I am amazed at how much homes sell for with low quality workmanship, finishes etc. with lots of margin to boot. 

I live in Point Breeze, (17th/Latona) and I have watched things develop quickly.  Moved here 1.5 years ago, and I can hardly believe how quickly things are moving.  A year ago, south of Wharton was not an option for us... Now I are units south of us popping up that I want to move into.  As developments keep creeping south from CC, I think they will soon bump up against developments happening in far south Philly.  Do to the "island" effect of south Philly (like Manhattan) I think things will continue to move quickly for the next 3-5 years.  Much more so than anything to the North where developments spread out at the top of the "funnel" I call Philly.
