This brings up a great point about probates. In my probate wholesales, I've always wanted to learn the specific legalities of the process. Does anyone have any insight into exactly how title transfers or any readings to supplement our understanding? Like David Telp , I have seen where a son (for instance) is named the executor of the estate of his father. The questions that arise in this scenario are: 1) If they are executor, do they have power to sell? If so, can they expedite the probate process to sell quick? 2) What if the executor is not the same as the beneficiaries? Does this mean we should be in contact with the beneficiaries and not the executor? I'm sure others have more questions. This is just to start the conversation.

Any suggestions on valuing ARV? With Texas being non-disclosure, it's always a subjective number. How do y'all guys go about getting an accurate ARV? Especially in regards to Houston.
