I have been getting approached by Private Lenders and most of them seem to present great opportunities but I'm skeptical of their legitimacy. I know it's a risk using any private lender, but what are some initial questions I can ask to get a better idea to make a choice to use one if any?

I’ve accomplished my first goal of being 100% debt free!! Now I want to purchase a fix and flip so I can get my first rental property!

How did you get started wholesaling? Where did you look for your off the market properties and what marketing strategies did you use for any contracts you were able to obtain. Is there a good market for wholesaling in Houston, TX

I am coming into a little bit of money and have a dilemma... I have about 10K coming and debating to pay off credit card balances down to 0 each, as well as a certification, or use that money to invest in a property. I do not have cash to put into a property at the moment. Paying offpaying the cards & cert will give me an extra 1200/mo but I lose the 10K. A part of me is saying "pay the debt and be patient", the other part of me is saying "get a hml and go for it". There are plenty of smart investors in here, I could use some input.

I'm curious about how the process of using a hard money lender for an auction property. If the property is set to be auctioned on a specific date, and I would have to make the payment on that day, how do I go about getting the hard money loan in time for the auction?

From my understanding, you pay interest monthly to the hard money lender for the length of the loan or until you refi. I'm still learning so anybody can correct me if i'm wrong. Hope that helped

I'm looking to use a 12 month Hard Money Loan to BRRR. My question is... For 6 months (or however long it may be until I am able to refinance), am I paying just the interest on the loan per month to the lender, or is it a case by case basis?
