Hey Hector, Upgrading to a pro member you can use the BP calculators an unlimited amount (you can also watch webinar replays), I believe if you're not a pro member you can only use it 5 times. I also use rentometer.com ($100/yr) to pull rent estimates, along with a real estate agent and property manager.

Hey Snehal, I believe craigslist is a great place to find leads. You can target FSBO, or properties for rent and reach out to landlords and see if they're interested in selling a rental they own.

Hey BP, I want to use a VA for cold calling & qualifying motivated sellers. I am wholesaling at the moment and getting into BRRRR. I'm aware of "UpWork.com", "onlinejobs.ph", and 'VA4REI.com". Are there any thoughts or recommendations? Thank You!

I asked this same question! I received different opinions and decided to pay down debt first. With doing that, I was able to gain cash flow from not having to make payments, also my credit score jumped up! In the end I have more cash and more borrowing power.

Hey BP,

I'm an investor in the Houston, TX area. I'm looking to generate leads and develop my marketing campaign. Does anybody have any success with a certain way of marketing and generating leads. Currently, I'm looking to use www.listsource.com and yellow letters for a direct mail campaign. I've also recently heard about Voice Shot. Any help would be greatly appreciated!

Hey BP family... I'm a new investor in Houston, TX. I have a few realtors that may send me leads and I also search for leads myself. A question I have is, how do any of you decide if and how much to offer on a property before you have seen what the extent of the renovation would be (if you make an offer at that point at all). I feel like I may lose out on some deals if I have to wait to get my realtor, contractor and I all together in order to view a property before putting in any offer. Thank You!

Since getting into REI, I've been trying to network and meeting new people. I received a phone call from a Coach presenting to me about syndication. He did his spiel about acquiring commercial real estate. How to generate leads, approach lenders, etc. He charges 6k for 6 months but offers a discounted rate of 3k. Everything he said sounded beneficial along with 24/7 access, biweekly coaching call, training videos, etc. He also claims a lot of his students are very successful and close their first deal within 90 days. What are your opinions on a real estate coach?

I've been looking on auction.com in the Houston area. Is anybody is familiar with auctions in Houston and do all auctions on Auction.com require 100% funds due at time of sale?
