Thanks @Dawn Anastasi, I'll definitely check that out! One of my problems is that our local REIA seems to be inactive and defunct here in Tallahassee (if I'm wrong anyone please feel free to correct me and let me know where they meet!). I know I can just ask any question anytime here on BP, but I was hoping for practical hands-on experience.

I'm looking for an experienced REI in Tallahassee, FL. I'm willing to work on sites, do office work, run errands, whatever I need to do and learn along the way.

I'm a recent graduate from Florida State University with degrees in Classics and English, was on the Dean's List every semester, and am currently working from home as a webmaster/web designer in the marketing and sales department of a local travel agency. I want to jump in this year and take hold of my finances to pay my student loans down faster and raise my credit score so I have a great foundation to start my own investing career.

Thanks Steve, I appreciate the questions you're giving me, I hadn't thought about any of them. Most definitely I want to get the assistance of a real estate lawyer to help me cover all these points before I enter into anything.

I'm hunting for a multiplex in NYC, preferably 3 or 4 family, one unit for myself. I'm finding a lot of listings that only want $5k down, bad or no credit is ok, and newly renovated. If this were all true, that would be amazing and I would jump on it so I could move faster, but in a world of scams aplenty, I'm being overly cautious. Is this a real scenario in this economy, or am I right to be skeptical?

I'm looking in Bushwick, Park Slope, and Williamsburg in NYC, so if anyone has any experience in these areas I'd love your input.

Thank you all for the quick answers! The consensus seems to be that this may be too advanced, and I somewhat agree with that. They're not looking to buy for at least another 6 months, so I have the time to do some research and get a better grasp on the process. Will I end up being the wholesaler that does the deal? Maybe not, but I think it would be a good opportunity to at least learn how to do the legwork to get my foot in the door. I've already found a few properties in the area that meet what they're looking for, so maybe the best thing is for me to follow Dean's advice and work more as a referral rather than a full wholesaler.

Bill Gulley should I get my RE license? I'm honestly planning on leaving the area early next year for NYC, so I didn't think getting my RE license was in my best interests, and I own a separate web design company while starting REI, so working under a RE agent just isn't possible at the moment. Can I go to RE school without getting the license? Thank you so much for your help!

I live in the North Florida area, and am friends with someone who owns a cheerleading and dance studio. He and his business partner are looking for a new commercial space, somewhere where they can expand from the small space to somewhere with 20k+ square feet. They know that I'm starting out in real estate investing and have asked me to take a look and find them something. I want to do this as a wholesale and not a referral, which would require me to get the property under a P&A contract.

My questions are, what exactly is a P&A contract? What should I be on the lookout for when doing a commercial property vs. other property? Where can I find more information on wholesaling commercial property? How can I make sure if something goes wrong that I have a clear out of the deal?

James Vermillion- That's true, in a perfect world I'd love to have that all paid off before December.

I have a question (one of many to come, I'm sure): I keep seeing something called "yellow letters", and when I looked it up, it looks like handwritten letters on yellow legal pad paper. Why the handwritten note approach? Does it make the interested party seem more approachable? It seems that this is a common starting point, so I'm very curious.

Very much looking forward to graduating, but not so much that $43k bill that I'll have to start paying off 6 months after :( The more I look at wholesaling, though, the more it looks like something I could actually jump on now, even while I'm in school. I'll definitely be looking into that one more :)

Well, I've been lurking here sporadically, and with the new year I said I would actually make my presence known, so here I am!

I'm a soon-to-be college graduate from FSU with degrees in both Creative Writing and Classics (as my father puts it, "Pretty Words and Plato"), and I currently own my own web design/marketing company. This past year was my first year and I've learned a lot, but still just barely broke a profit, and not a big one, either. But sticking to my resolution to be an optimist, I'm chalking it up to a year of how NOT to make money. :)

I've always wanted to get into rehabbing, and while I have no real estate experience (does watching DIY or HGTV count?) I am looking forward to learning as much as I can here. The passion to get into real estate came a few months ago, when I went to a Fortune Builders seminar. It was informative, but being still in college, I couldn't afford the fees to get into the program. I felt defeated, until I stumbled onto Bigger Pockets, and as many people say here, why spend thousands of dollars when I can spend significantly less and have a whole community to support me? That seems like the smarter way.

My goals in real estate are to start out in wholesaling, then move onto rehabbing. Rehabbing is something I KNOW I'll love, especially from a design perspective. Eventually the goal is to move to New York City, where I'm hoping to buy a 3-4 unit multiplex or multifamily home, keep one unit for myself, renovate the whole thing, and use the rental income to pay the mortgage, and maybe a little bit extra. Right now, with school still the primary focus, I'm mostly just reading and absorbing, especially real estate terminology I'm not familiar with, but as soon as I get that diploma, I'm going out like a shot from a cannon!
