@Davido Davido this property was inherited by a former tenant. I sued the tenant for damages solely based on the fact that they inherited this property and I could place a lien after recieving my judgement. I imagine the property is paid for, As she inherited it from her mother, and I dont think she would have paid the mortgage the same way she has not paid the property taxes.

I currently have a lien on a property here in Hot Springs, Arkansas and received notice from COSL that the property was tax delinquent and slated for sale in July. I contacted COSL and was told my lien could be wiped away and I needed to contact an attorney. Any input from local investors as to what my best course of action would be to be able to maintain my lien or collect the debt?

I am reviewing my policies and most likely changing companies. Currently all of my policies are replacement cost. I am considering switiching to ACV. I am buy and hold and have no intention of getting rid of any of my assets. All properties have new roofs within the last 10 years. Thoughts? Pros and cons?

@Mark Rogers I agree, I have no problem removing the criminal aspect of this law. There has to be another process in place other than the three day before they remove it though!

@Mark Rogers It is absurd that judges and lawyers can just choose to not enforce the law! I don’t know how this hasn’t been challenged!

@Mark Rogers Arkansas still has a criminal eviction law, although there are currently five counties that ignore this law. I fully expect this law will go away in the upcoming session.
