@Keith White...Hey Keith!  You are heaven sent!  I would really appreciate you looking at my contractors quotes (when I get them).  I think that is my biggest fear realizing that a contractor can be the demise of your flip!  I am now following you and as soon as I finish this thread I am going to check out your posts and flips.  There is so much information on this site, but you giving me something to directly reference is a huge help!  I will definitely reach out in a couple months when the ball gets rolling to run things past you.  You really don't know how much I appreciate that!  Have a wonderful weekend, I will be in touch.

@Angelia Kinston Hey Angelia, my investment goals (in a nutshell) are to get the first one under my belt and then determine what I can manage from there.  As of right now I envision completing one and using the profits to invest in multiple flips and then eventually diversify my investments and potentially do rental properties or other longer term investments.  As far as my team, I am looking to work with real estate agents that can find "a deal" for me as part of my search team, all they would have to do is find the deal, I could do the contract writing and everything else.  If I purchase the home they find for me, I would pay a commission fee for sending that deal to me.  Since I am a dual career agent, I don't have time to search persistently for deals like what is required. Other members of the team would include a real estate attorney, reliable contractors, hard money lenders and private investors etc.  Finding contractors is a big concern of mine right now.  Since you actively do wholesaling we may be able to work together in the very near future?

@Rocky V. One last thing.  I will be in TX next month to do a walk through of my rental property in Desoto to see what I need to do to "spruce it up".  I will be listing it hopefully at the end of the month, can you recommend any contractors to do the walk through with me?  I will not be doing a full rehab only cosmetic touch ups and not looking to sell to investor, I just want to cash out.  Thanks!

You are right!  I think 6% is fair.  I thought 10% was a bit much and 5% was too low.  Thanks for the feedback, I really appreciate it!

Hello Agents,

I am a licensed agent who is interested in flipping properties. Because I am a dual career agent, I don't have time to dedicate to look for deals. Since there are full-time agents in my office that are in the community daily and searching on line daily for their clients, I wanted to propose they be a part of my "search team", all they have to do is find the deal, they don't have to show anything, write any contracts, all they have to do is send me properties specific to what I am looking for(that fit my specific formula)...(not an overall MLS search, I can do that). If I purchase the home they find for me I want to give them a "commission" but don't really know what a good commission offer would be? Can anyone give any suggestions on what a good commission split would be just for being part of my search team? Thanks so much!

Hello All!

I have "educated" myself on flipping for years through every seminar and Google article you can imagine. It's time to stop reading and get into action! I am a licensed Realtor, have an established LLC. I am familiar with the process and the 70% rule, I just need to put what I've studied for the past years into play. I've got to start somewhere!

Hello,

My name is Crystal, I have been interested in the real estate market for several years.   I have done several of the "real estate investing seminars"  to gain some knowledge on the process and have become a licensed realtor.   I have been hesitant the last couple years to try my first flip,  but I am optimistic and ready to take a step closer to making that investment.   I was referred by a friend to this site and look forward to gaining insight and resources through this community.
