Maybe put each property in a separate LLC ?

I know of a Billionaire that does this for all his developments. I thought it was mega smart. I’m not a landlord YET but I will be. I plan on putting my properties in separate LLCs in case of any legal issues.

Quote from @Marlia Stone:

@Allan Smith How do I winternize my home? I know someone mentioned that because it had been getting colder lately to keep the heat on but that can be costly if it’s vacant.

I had to look it up. I’ve heard the term many times but never knew what was involved. The process of winterizing will involve fully purging the home's plumbing system of water. This includes emptying the water heater, draining all of the piping. The best time to start winterizing is before winter weather arrives. A broken furnace or freezing pipes are doubly daunting when you're dealing with cold or snow. While winterizing your home can help prevent some of these cold weather hazards, the right home insurance policy can protect your home year-round.

One time I paid to see Ben Mallah in person for a 4 hour talk. I think it was $300 per person. The knowledge was worth more than the ammount I paid. Sometimes it’s worth paying someone who has decades of knowledge. Knowledge can save you money as well as the rarest commodity of all. Your time. That is something you can never get back.

10% down which co-signer paid on a Conventional 30 year. I made ALL the mortgage payments, co-signer made extra payments and Mom loaned me money to pay it off. (I have been paying her back)
(Co-signer and I also made lump sum payment to pay it off)

MORTGAGE FREE now but I had help.

That's probably the most creative way I've seen yet to lose money.

Paid off property is 5 min from the beach / Ocean Drive .... Im not paying the bank interest, I dont have to pay rent $2,000 rent and I can travel anytime I want because I don't have a huge payment holding me back. I've seen people in their 70's still paying a mortgage.

It may not be a win for you but its a win for me.

Maybe a NEST thermostat. I know it can be controlled via wifi… I’ve seen one in a vacation home in the Midwest. I believe the owner could turn it up/down from their phone at any moment. 🥶

Tell all your friends / family they may want to get rid of furniture. If you drive around nice neighborhoods (right before trash day) SOMETIMES you can get lucky and find  nice piece of furniture. **** I would also try storage units. I know of a guy that sells furniture out of a storage unit (In Florida) and that is literally his job. Just ask around a big storage facility.
