I am just getting started with college rental. Were you able to find a college rental form that you liked? We will be renting out our first property in July/August. We have several SFH, so we are knowledgable of the application/vetting process. But, this will be our first college rental and we would love any tips/advice, copies of your lease etc., if you are willing to share.

Frank,

Thanks for you response. No, the leak was not due to negligence by the tenant. We had a pipe break under the house. My initial response was to pay the bill-I just wanted to get input from more seasoned landlords.

Mike,

Thanks for you quick reply. No, I was not asking the tenant to pay the repair bill ($800.00). My initial reaction was to pay the water bill minus their usual amount. 

However, I just wanted to see what other landlords typically do in a situation like this one.
