That's freakin awesome!!! I love reading the success stories in hopes to one day posting my own

Just out of curiousity. Why did you opt to hold instead of flip?? Was there a reason as far as the numbers go or just your preference?

I agree with @Russell Brazil bartendar, stripper, day laborer etc.. are frequently paid under the table. However, bank statements and rental history would be my major deciding factor. In addition to asking for a higher deposit just in case things dont work out so well.

I have a home that I'm marketing for my mentor recently rehab. I voluntered to do just because i wanted to be involved as i learned the ropes of RE investing. It's been a month and I've only gotten 2 calls. Besides Zillow and Craigslist where can I advertise this home? I'm not having much luck and I was wondering besides using the MLS how do you guys sell your homes?

Im here in Atlanta and I am starting classes on July 1st. Check out GAMLS they have online and class room settings

Welcome Back. You sound just like me .. extremely motivated but we have so much going on. I found a great mentor and even someone to fund a deal(if I can find a great one) just by talking to people about how excited i was about l what i was learning about real estate. Hi! I was just wondering when looking for homes to fix and flip when the ad says pending is it still worth inquiring about? Does that just mean earnest money has been put up and they are still working out the details?

Welcome to BP. Im a newbie as well but i have been aquiring a ton of knowledge for my mentor. He has experience in various areas of RE. He is also willing to help others.
