Good morning BP! Does anyone know of a real estate attorney (in regards to drafting/reviewing contracts), in California, that they'd recommend? Thank you in advance!!

Hey BP!! Currently I have been looking in a market and not too many things keep popping up that are viable for BRRRR (whether that it be out of our price range, deal fell through or any scenario really), I have done my research for this particular area and taxes are low, rents and appreciation are high. Overall, it's a pretty good city for investing. So my question is, without having something locked in currently, would anyone have advice on seeking out multiple markets simultaneously or whether I should hunker down and focus on one city at a time? Thanks in advance!!

Seeking help for order of operations on whether or not we should be getting houses under contract and then inspected or the other way around...send our realtor there, have her FaceTime us so we can view the property, then try to get our GC out there (which is the route we have been taking) to get a bid? It can take up to 3 days or more, most of the houses have already gone under contract by the time we are receiving any information back. HELP!!! What is the method to locking in these deals? Should we be contacting the listing agent directly to make offers or have our realtor submit the offer?

Hey guys!  So my question I have is geared toward all real estate investors. We have started working with a real estate agent who is pretty knowledgeable in the area we are looking, so I guess my question is what should we expect from her?  We are investing long distance, so we are heavily relying on her feed back and recommendations. She has been super helpful thus far, in offering resources for GCs and possible property management and rental comps. We have already looked at a couple houses this week that may not end up working out and the last thing we want to do is waste her time or give the impression that we aren't reliable clients.  We don't have a specific criteria we are looking for in terms of property type or a specific bed/bath but more of "if the numbers work".  How do we relay that information?  And also, should our realtor be seeking out properties for us as well?  Thank you!!

Bouncing off of my last post, there is also the hard money route. How do we go about inquiring hard money lenders? Also, if once we obtain a HML, how do we present a proper rehab estimate to work into the loan? Is that amount being lent contingent upon receiving the rehab budget first?

Hi there! My wife and I are new to investing and have secured an agent and a property (fingers crossed), we are currently hung up on the pre-approval letter. Since giving all requested documents, I have not heard from the lender.  I have tried emailing on a number of occasions and just flat out no response, it has been two weeks.  I'm seeking advice on what are the next steps I should take...should I move forward with another lender or keep trying with the current lender?  Is this a normal amount of time to wait?
