Post: Rental property - home warranties

Going to put my house up for rent in 12 months. Any suggestions on home warranties as well as tips on maintenance/repair strategies?

I'm a first time home owner and I've done some updates on my home; about to upgrade the kitchen a little bit and my plan was to rent the house to military or small family when i move in Jan 2022. It's a 3/1 that I currently live in and am wondering if it would be a good idea (in the meantime) to rent one of the spare rooms out for a year. I've read the blogs about renting properties and screening potential renters, background checks, and lease agreements, etc. If it's a single room that I'll be renting out, are there any differences in this process that I should be aware of?
