Hello world, 

I've been looking to purchase my very first investment property, a live in flip in the Dallas area, and I was hoping to be able to get a first time home buyers loan with 0% down. 

I went to a loan officer this afternoon and he mentioned that due to new tax reforms, those loan where gone over night and it all switch to grants, which have far more regulations and restrictions.

My question to you guys is what would you do in this situation, how would you finance your first flip with out a down payment? 

By the way, thank you guys for being so awesome and always responding to my post, I couldn't be more appreciative.

@Brandon Hicks - how long did it take for that exponential growth to take off? How long did it take you to buy that first property and then the next? How much was the down payment for the owner finance?

focus on flipping as well as buy and hold and grow my organization that way. My question I'm turn is, could there be a better way and/or a faster way of doing it in which it could potentially make the flipping business move faster and not as passive? The other thing is that I still have to purchase my first live In property. I'm thinking a fourplex so I can house hack and free up some of my finances. could and should I use a first time home buyer's loan with %0 down on a fourplex unit?

hey guys thank you so much for replying so fast and I'm sorry I took forever I'm in the process of moving so I hope you understand. the main reason I want to start flipping is because I have a business idea of starting a contracting company so in turn I would be running 2 businesses at the same time as separate entities and as well the contracting business would be the main job that would get me of my feet so I can in 3yr souly

Hey guys I'm currently employed by AutoZone and I'm making about 12 dollars per hour($750 biweekly).  My question is what do you think would be the best method to purchase a flip property in the Dallas area based on that income?

thank you guys for all your input given the fact that I haven't been in Louisiana for that long, which makes it a brand new market for me, and recently started goal setting to becoming an investor I think that the better option is Texas. You guys are saying it, the podcast is saying it and other news and sources are saying it so I feel it's a much better option, regardless, I'm going to have to learn a new market might as well choose the "best".

@David Faulkner why wouldn't you recommend and llc when it's a low investment of $150? Couldn't that give you more accreditation when trying to raise capital?

@Brent Maxwell lol I was just quoting the earlier podcast where they used to pick on Detroit but who knows what the future holds in store I might end up there and partner up on a deal with you.

@Tami DuBose, @Brandon Johnson, @Doug McRae thank you guys for all the advice it definitely is a ton of help.

If I were to move to Texas I would be In the Dallas area which yeah in the podcast they keep saying it's the complete opposite of Detroit lol. But here in Louisiana I can for sure tell the market is hot and that is my fear of Moving and everything needs to be relearned, people, places, etc. But after all it's real estate with the right attitude it will be profitable anywhere.

Hey Tami DuBose, thank you so much for the reply, 

I do think you are right about it being a lot of thinking, where I'm coming from is my family is planning on moving to Texas so Im trying to make an educated decision as weather to move with them or stay based on economics data to see which will be the most profitable in the long run.

The main plan for me is flipping as well as buy and hold and yes baton rouge is in big need for flippers, I'm still fighting that emocional issue. Ultimately for me it comes down to education, given that we are a very close family, it's important for me to know it's the right thing to do.
