Hey guys, 

I wanted to give you guys an update, I have one room rented out at the moment and she is a wonderful tenant, thank you so much for all your help it has made the process much more relaxing. We are in the lookout for two more tenants and soon we will be at full capacity.

Again guys thank you so much for all you help and advice, ya'll are amazing.

Hey guys here is a scenario: You found your first tenant and they sign the lease now you are ready to make sure he is not a criminal, a a slum tenant, has good credit, or lied in the application. Where should you go for something like that, that is good, accurate, honest and trustworthy, as well as it doesn't charge an arm and a leg? Do you have any other suggestions as far as screening a tenant?

@Amanda G. I am with you on renting during the holidays, see I live in Denton Texas, which is a college town and my idea was to rent to students but at this time is really difficult to find a student to rent but definitely we will stay in touch hopefully everything goes according to plan

Hey @Jason Cacioppo Thank you so much for the information and the quick reply I will definitely incorporate it. I really appreciate it. You mentioned couples and I was thinking about renting to couples but in your opinion what could be some pros or cons to consider in this situation? Hi @Amanda G. Thanks you so much for letting me know that I had no clue I could use Zillow I have been using Facebook with some success as I believe I found one person that is really interested and it's moving to the next step which is to fill out the app and lease but I still need 2 more. I saw on YouTube one way to generate urgency with tenants is to do a group interview and I would love to do that but the response rate is to slow for that. Overall then how would you rate your experience with cozy vs other platforms?

@Jim K. The simple answer that I have is... Fiance!! Hahaha! If not I totally would. As a matter of fact I would rent the house entirely and live with my parents.

Hey guys, 

I recently purchase my first house and I'm planning on renting out three rooms while I stay in the master. It is located in Denton Texas close to Mayhill Rd and I35. I am planning on charging $600 per month including utilities and internet. I'm wondering what do you guys think, recommend, would like to add, what word of advice would you like to give ... Also I was wondering how should I advertise these room so that I can fill them as quickly as possible. And what should the deposit be as I was thinking $600 plus $35 app fee.
