My first concern would be the demo and disposal of the existing structures. With age, the structures may contain lead based paint and/or asbestos.  Local regulations vary. I would dig around the local municipality for previous usage of the land and the costs to dispose of the existing home.

Vickie Davis is a great paralegal as well

I signed up with 8x8 this week and the service has been horrible.  Signed up on Wednesday and we still do not have access to our "virtual office" and all of the support staff left for the weekend.

What compares to 8x8?

Your best bet is to find a structural engineer sympathetic to your cause and have them sign off on the construction. Most building departments have a caveat in their building codes that allows a transfer of liability from the building department to the professional engineer.
I’ll make a simple assumption and response. Your LLC is becoming a property manager by receiving rents for property owned. The agreement that you (property owned in your name) and the LLC (property manager) agree to and terms would be up to you. In my eyes, the LLC is becoming the property manager. What you do with the funds afterwards is up to your business acumen

@Matt McConkey I have spoken with most of the neighbors before purchasing the vacant land to get a feel for the property history and the current neighbors.  I'm a builder by trade and this is our first venture in spec construction.  I will be on site daily as the GC allowing them to flag me down.  My mail piece is partially intended to be a flyer for the new home as well.  

@Ray Lai I have some time and I am definitely building a relationship with the community as I would like to build more homes if the first two are successful.  I'l probably end up "walking the dog" in the neighborhood to strike up conversations with people on their porch.  This property resulted from our first DM campaign.

We are planning to build a few spec homes in an older neighborhood on reclaimed lots.  Do you mail the neighbors of your real estate flips, builds, etc to notify them of your intentions and provide contact information?  Letter? Postcard? 

My goals for a letter would be to update the neighbors about:

  1. coming progress in their neighborhood
  2. who to contact with questions and concerns
  3. develop rapport for neighborhood watch and potential buyers

Does anyone have examples of direct mail they send out or ideas that I am missing to effectively communicate a professional image when entering a neighborhood to start construction?

There is a quality fiber cement product to replace if needed. After painting it all looks the same.
Jacob Eddy same thoughts. That's near TC Robinson and the school compound? That location is sound. I like the deal because I'm not sure where you are going to find another deal. Especially in the sub 500k housing market. I'd play the appreciation game
I'm inclined to suggest that you role the dice, purchase and live in the unit for two years and re-evaluate your position. Lynn M. 👍🏼 Anything under $200k between downtown and the airport is a slam dunk on appreciation. Not enough homes built in that range for the working folk.
