@Chris Jargens given the Information you provided; From a builders perspective, he meets code and your agreement. Nothing more, nothing less. Trust me when I say that code is the bare minimum and not for the highest quality construction. I’d approach this with an application, rather than a product approach. IMHO....tyvek and the other house wraps are applied as formalities rather than for performance. Unless you are jumping to the high end wraps, focus on application. Bring your Anderson info and SHOW him how you want it done. Remember, you don’t get what you expect, you get what you inspect. IMO, In the future, throw that house wrap to the curb and go with zip plywood in the future. It performs and is much less labor. Finally, why are you putting siding up AFTER the drywall has been installed? That could be a recipe for disaster with siding installers banging on the walls after your finished product is installed on the interior

@David Beard would you mind delving a bit further into “the energy efficient” construction? Are they rated homes or will you be using elevated levels of insulation and labeling it energy efficient? Very interesting concept vs stick built.

@Glenn English frankly what you are asking for is illegal and the contractor could lose his license. He should not raise his price, he should walk away from your project

@Kyle Haskins as a general contractor I’ll add a few items: #1 first and foremost, we can not guarantee a prIce wIthout a proper scope of work. You need to detaIl your expectatIons to a T. Most contractots wIll run because they do not wnt to be held acountable, I for one would rather everythIng spelled out. It protects you and myself. #2 what kind of work are they regularly completing? Don’t hire a framing contractor for an entire job or the floor man to frame. Specialized contractors will get the job done correctly and on time. It is your job to manage your contractors unless you are giving the baby, in whole, to someone else for management #3 communicate and go with your gut. It’s easier to stop all work and ask for clarification of the scope of work rather than pay someone else to fix it Ps scope of work

We are creating a mailing list for residential land owners for our spring 2019 home starts.

  • Single family residential
  • Without structures/improvements
  • No corporations
  • Not trusts
  • $150,000+ value
  • Prefer subdivisons

Those are the simple criteria without location. I'm building on listsource and the values can not be set to 0. How can I find lands with 0 improvement?

@Jared Kampschroeder after talking with a local architect and engineer throughout a build, I’d say it is a great project with unlimited funds. Every time the cut a container, the engineer was on the clock, $$$. I like the modules Jay posted but not sure they will make it to the east coast anytime soon

@Samuel Rinaldo We like them. Plumbing is generally stacked. Nice living spaces. Plenty of builders are building his plans in the area and the homes sell.

We have a popular architect in the area, Rick Thompson. We have built the 1209A and about to build another. They are functional. Simple measurements, plumbing stacked on multiple levels when available.

We use CoConstruct project management system. It includes scheduling, budgets, job logs, time clock for employees, etc and a great support staff. Monthly fee based on number of projects.

It may be more robust than you are looking for but it works well for us

We have infill lot experience and working on house plans for 6 SFR on a neighborhood block to begin in September 18. How much development are you planning on undertaking? Raw land, infill lots or in between?
