I potentially have a property that basically sits on 3 lots. Should I rehab the house and sell it all together or should I rehab the house and build on the other 2 lots? The numbers are a little complex at this point. I believe I could flip for profit but in general does it make more sense to build on the other two lots and flip the existing home? This market is pretty hot to do that at the moment but will it be next spring?

I am 22 and me and 3 of my friends have already bought houses. Millennials will buy houses. Maybe it's a Midwest thing but I know we all hated pissing away money renting. That being said. People will always rent. I don't see huge demand changes other than the increasing population. What's more concerning is the flock of sheep mentality that the general population has. Anyone with common sense should know buy low and sell high. The market crash in 08-09 was an excellent price to buy if you had the money and I think we will see a normal market correction within the next 3 years which will be another excellent time to buy. The only reason the market is as high as it is now are the interest rates. But I doubt the fed will do anything with those until after the election. That's likely the beginning of the market correction. I'm open to input this all purely opinion and what I see in the market.

I'm not familiar with the area but where I'm from renting it out as farm ground works pretty well. Not the greatest overall returns but it's so passive and there isn't any cap ex. Adding irrigation depending on the area can bring in better rent too.

I am looking for a local REA in fort wayne Indiana. I am still a college student looking to learn and contribute all I can to the world of real estate. Ever since I bought my first home a little less than a year ago, I have been addicted to real estate. After reading Brandon Turner's book on Rental Real estate investing, I believe for what I bought the house for and what it would rent for once I am done with it, I am off to a good start. For me I believe the next step is find an REA while I am finishing college. any help would be much appreciated.
