Post: USDA development subdivision

For the past couple of months my partner and I have been looking towards new home building and development of a subdivision. We have identified a piece of property and ideally we would like to approve the subdivision for USDA and put in starter homes. 

My question is. Where do I find the USDA requirements and start the process of approving it for said loans?

Indiana

Fort wayne allows you to be taxed off of income rather than property value if you give them a copy of your lease after its rented. But its an optional thing, however in my experience its considerably cheaper. 

Also idk what your business structure looks like but doing things right at the state level is a question for someone else. But if we keep it simple and you buy a rental in your name and rent it out thats it. If you manage for ither people it changes. But only if you manage other peoples properties.

So I am just getting started on my third flip. It is in kendallville Indiana just north of Fort Wayne indiana. When I showed up this morning to get things rolling on the demo I noticed that someone lived there all this weekend. As soon as I noticed I called the police to make sure no one was still there for me. That went smoothly and the person wasn't still there. My question is. What type of things do all of you do to keep squatters out of your properties? I have tossed around a few ideas but this being my first issue I would love some advice from the rest of you!

While I agree that the market is on fire I still find decent deals even on the MLS all the time. Granted they are much harder to find than a year or two ago but they still exist. I have bought in Fort Wayne as recently as December and I would have bought since then if my capital wasn't tied up across a few properties. Granted none of these deals are home runs but I never complain about a base hit. Like @Drew Wiard said. You have to get a little creative in this market.
