That sure makes sense, being in Central CA, I can say it sure gets hot in the middle of the day in the summer and the weather is perfect say around Spring and Fall time but yeah, I can see where trying to do a rehab in the dark wouldn't work.

I am in the process of trying to find a property to purchase to rehab and then sell but have yet to find the right one. Maybe I have found the right one and just didn't know it.

What help could you give on looking for a home to rehab?

I don't have a lot of money so, more of a cosmetic flip would be what I would be looking at.....any suggestions?

I am a newbie but this type of financing definatly sounds interesting since you have no loan in your name, but would you really want the owner to finance the property for longer than 5 years? I would think that if you could get the owner to finance for say 5 years then in 5 years you should be able to REFI and payout a balloon payment at the end of the term. Anybodys response would be greatly appreciated.

Like I said I am pretty new to REI and I have a little knowledge of it but how exactly would a Sub-2 deal work out anyways if you are going to rent out the property?

This is great information, I was a little confused as to what "subject to" deals looked like. I could see that this would definatly be a great idea if you have not so stellar credit, am I correct or not?

What kind of money are you looking at out of pocket to get the deal?

Also,
Once everybody signs all the necessary paperwork, do you now own the property or are you just making payments on it?

These answers would greatly help out.

Hello all,

noobie here, just a quick question.

I have yet to purchase a house for investing or for myself. Is anybody familiar with the rules for Firstime Homebuyer Loans.

?? If I purchase a home with the FHA program and I am not going to be living in that residence, is it possible to purchase the home that I do plan on living in with FHA. If so could you explain. Also is it even possible to use FHA for an investment type of loan if I plan on not living there.

this sure looks like great information, at work right now but when I get home, I will definatly read up on this being that I am a beginning investor and don't have a lot of money to put into a deal. Any additional advice would greatly be appreciated.

4 bedroom for rental? Not good. Think about who needs 4 bedrooms badly enough to pay extra to get that fourth bedroom.

Even tenants want a garage and it is much more difficult to rent out a place that doesn't have one.

I agree, the tenants you are looking for may as well go and find an apartment where you have a covered parking stall, no way I would move into a house with no garage

Ok, so I have been offline for a few weeks but maybe that is a good thing. Now as the post title says, "Starting Out", that is what I am doing and anybody in their right mind would get the impression that whoever started this post is looking for ideas on how to get started in real estate, no matter what the avenue is, so for whoever feels like they need to write stuff down to make them feel above everybody, let start a forum that says, "I know more than you." Now this may be true but is that the point of a Real Estate Forum. I would bargain to say no. And why the heck would I quite my job with a wife, one kid and one on the way.

On to what the forum is really supposed to be about.

?????Are people that are rehabbing houses actually making money?????

I mean when the market is on its way down can you really get a house from the bank cheap enough to make a profit from it.
