Your inspections our theirs. Get it in writing along with contractors estimates and shoot it up to them. Go ahead and ask for an adjustment in price to offset.

What areas are you marketing in? That's probably your biggest problem. If you are marketing to really nice neighborhoods, you may not have much luck.
I rarely get hate calls, and i've taken hundreds of them. My guess is you are shooting too high

$1000 with a decent attorney will save you hours of stress and the potential loss of a friend. I learned that one the hard way.

I'd say that sounds like a pretty good deal. Why don't you wholesale it and make about 50k. That'll help get you rolling for the next one.

Lots of theft in my area. Haven't ever tried the homesecurity route. Most of the time the security company wouldn't get there until way after the guys have left.
I have had some luck in having a security system installed for tenants. U can usually get a free system if your tenants agree to pay for it for a certain amount of time.

Its not over yet. This kind of thing happens all the time. I can't tell you how many deals i've had to save from crazy situations. I'd look harder at why that loan balance just rose. It could be something you can clean up fairly easily.

License or sell the company both good options. Its hard for me to understand a seller that doesn't want to sign a contract to sell, who cares who buys and if that guy makes a profit.
Even worse a buyer who won't agree to protect you. SFR are small enough deals that your buyer probably won't try to cut you out because its not worth it. But in commercial if they can save 50k by doing so, they will. You are wise to keep things close to the vest
