I found a duplex listed at 118900 We should be able to pick it up tor 110K The numbers I put together are with a %50 equity partner bringing 40K for the down payment 5 year term interest only @ %8.0. Rents are 669,660 expenses are 2400. Capex %12.33, DCR 2.42, BER %50.13 CLTV %63.64 ROI %19.90 Cash flow $7960.00 I didn't figure in points. If you were a partner looking for a equity position on a passive income purchase what other things would you want to look at. This would be my first deal. I am looking for feedback on how to structure it better.

there is room to raise the rents with some updating.

very stable rental area

unit is well maintained 

each unit it 3/2 with additional finished walk out basement.

each unit has @ stall garage.

I can dive into my strategy more If requested.

I am crude oil hauler, and have been hauling to price for the last 3 years. Savage owns the biggest coal yard there and they have laid off 70% of the work force there coal is in a downward spiral. both of the closest power plants are closing one this year one the next the only oil jobs are transport and the majority of those folks do not live in price. With the regulations in place now on coal and the ones still in the pipeline it will kill coal.

mid winter coal trains were coming into price several times a week now its 1 once a week most time 1 every 2 weeks. I would seriously reconsider buying anything in price except a ticket out!

I am looking for a Reliable Honest and professional Licensed and Insured flip/Rehab contractor along the Wasatch front can anyone recommend one?

the problem you will face with a PO box is that when you will want to form a LLC you cannot use a PO box address in the formation or for the IRS. your best bet is to go to a mailbox center such as the UPS store or the like, due to they are set up as actual address not PO boxes.
