I just finished my first double ended deal. We recorded and funded today. 

We ran into a couple challenges but not to bad most everything went smooth the biggest challenge was the timing of the double closing andgetting enough time for my clients to get out of their old house!

After 1.5 years, We have just received our FAA licensing to operate a drone commercially. this means we are insured as well.

what would a service like this be worth to you?

I am not sure how much we should charge.

I have Located several SFR and Multi properties, that will be in the SFR100-125K ARV and the Multi 150-180K that we can pick up for SFR 40-60K Multi 75-95K with repair costs SFR 15-25K. Multi will vary.

ROI 10+%

I find them.

I fix them.

I find these by walking the neighborhoods knocking doors, and talking face to face with the homeowners. If your interested contact me ASAP!  

We buy houses from People That Can't Sell Them and Sell Them To People Who Can't Qualify To Buy Them...

We are willing to offer ANY Seller their Full Asking Price, maybe more, regardless of what they owe, even if they owe much more than the home is worth, as long as they are willing to let us assume and take over their existing financing for a few years.

A little know Federal Law, allows us to Safely and Legally assume a wouldbe seller's mortgage payments without any lender, bank or credit qualifying whatsoever and without the risk of the homeowner's lender being able to call the note due. This means that virtually 99% of all mortgage loan payments are fully and legally assumable, if the right process and documentation is used.

Unbelievable!  here is a response I received from a realtor marketing himself as a buyers agent.

"Just keep in mind that if somebody is looking for deals themselves they can most likely make a better deal from it if they work it themselves you know?

For instance, if I find a good deal, I could make more on a wholesale fee than I might on a commission and it is going to be much less of a headache. So that provides a little bit less incentive for me to pass the deal off.."
