Do you keep the files encrypted? How do you ensure the data isn't accessed or penetrated( low probability just thinking of all the risks)

That's my thoughts as well. I think a safe for the documents is a good idea and making sure nobody but myself has access to them.

A little backstory,

An old landlord/property manager of mine recently used the rental application I filled out back then to apply for a credit card in my name. 

had I not been watching my reports on a daily basis I would not have caught it in time.

so how do you protect a tenants identity while also keeping adequate records? 

who has access to those applications?

what do you do with them after a tenant moves out or you chose a different tenant to move in?

if anyone needs some boots on the ground to go look at things or take pictures of progress etc. I'm local here in Jax and don't mind. Gives me an excuse to drive around and look at property
