Hi Serena!

My personal opinion is they the Upstate NY region can't be beat! It has a proven track record of recession proof growth. Combine that with super affordable property (comparatively speaking), and high rents (often government backed), and you get the perfect REI scenario. I wish you the best of luck! Please take a closer look at the Buffalo, Rochester, and Syracuse areas before you make a decision!

Any place where properties appreciate or depreciate quickly is volatile. Bubbles burst. But if there is no bubble to burst there's typically slow steady growth.  This is the case in my hometown market. When everything crashed in 08, our market was steady.  It's been that way for a hundred years. There are many markets like it across the country.  They're typically small to mid-sized cities without huge amounts of growth.

I think now's a great time to buy!  You should always be strict on what qualifies as an investment property though. Not just during a pandemic.  My advice would be to start out in a market that does not have large value fluctuations tied to the economy. Stable markets produce stable income. There's a lot of money to be made in highly volatile markets. But unless you have a crystal ball, it's just as easy to lose that money.

Anthony, I implore you to find a local Investment property specialist.  You're in a large market and it should be quite easy to find one right here on BP.  Just be weary of shady characters.  You've got the right mindset, but the amount of knowledge and direction you can get from a 20 min conversation with someone that knows what they're doing and isn't trying to sell you something is invaluable.

@Alan Grobmeier I agree it's a terrible situation!  I hope everyone here pulls through. I'm thankful we've been successful enough over the years that we'll be able weather the storm.  I feel awful for anyone that is just starting out and cannot.  I wish you the best of luck!

If they're doing that, then landlords should be able to file for unemployment and have their mortgages and property taxes eliminated as well.

I think the only reason to sell now is to be sitting on cash when the rush of foreclosures inevitably comes.
