I have a (not legal) duplex in the Town of Babylon. Tenant stopped paying in December. She is a single woman in her 40s that lost her job due to mental issues and exhausted her savings. She was on a month-to-month lease so I terminated the lease in writing and have since given her a written notice to vacate by the 15th of February which she is ignoring. I offered to forego the 3 months rent if she leaves this month but she has stated that she's not leaving until being (legally) evicted. I have been avoiding taking her to court because the apartment isn't legal and I have concerns that the town will be notified which will open a can of worms. The idea of giving her cash for keys is eating me up and she has shown no signs of being rational or reasonable. What to do???

Great point @Greg Dickerson! Coaches appear to be readily available to any paying client but a mentor is even more difficult to find. I’ve been looking for investors further on in their journey than I to partner with since I’m liquid and can bring capital to new deals.

@Jonathan Greene I appreciate that perspective. I've been hard money lending for a few years and bought my first duplex in 2019 so yes I'm at the beginning of my REI career. I'm part of a mastermind and listen to educational podcasts on a daily basis which is super helpful. I know there are a lot of free tools but I want someone that can walk me through the steps of identifying a market, sourcing deals, underwriting and evaluating properties and negotiation tactics.

COVID19 has helped me to transition out of one business into real estate investing. I know that I will benefit from a coach but where to find one that won’t just give me a bunch of videos to watch and text to read. I like the personal interaction of a Life Coach but want the experience and advice from a Real Estate Coach. What to do?
