I too am looking at the same options now. I just applied for a HELOC, my plan is to use some for down payment of new rental property and also to take out enough to satisfy the 6 months reserves my lender wants to see for closing. Once I have closed I will put back the reserves and start looking for more properties.

OK, So I've been looking at a few property's and done some number crunching. I believe i have a potential deal that is yielding the following ROI

Cap rate = 14.63

COC = 26.80

I believe my numbers are accurate and plan to run them again if anything should change...

What else??? This looks great Right??

Thank you, I have many contacts and resources from my military background that are assisting me with the "Louisiana Purchase" I am looking at a block of 3 duplexes to hold and rent. I will now focus my financing there.

I'm in the process of setting up my LLC for Massachusetts. I am looking at several other states for purchasing property such as New Hampshire and Louisiana. Two questions: 1, do I need to register my company in each state I do business in? 2, through your experiences should I look for lenders in the local market or in my home area? Thanks.

Hello, My name is Craig and i'm from just outside Boston. About 6 years ago my family outgrew our house so I purchased another and used the first as a rental. I have had great tenants (3 different) and minimal vacancy time. My wife and I are looking to expand and add a multi family property to our portfolio.

Looking forward to learning all you have to offer and hopefully be able to share some of the knowledge I've gained.
