Thank you for the response @Nathan G. You're right, 45 days notice to vacate with no reason required.  I'm not a lawyer, but when they added wording "any animal", I believe that makes it a little difficult.  I'll just serve notice, keep my mouth shut about the pig, and hope for the best. 

SECTION 3. Chapter 347, Hawaii Revised Statutes, is amended by adding a new section to be appropriately designated and to read as follows:

"§347- Emotional support animal, defined. As used in this chapter, "emotional support animal" means any animal that a medical professional has determined provides therapeutic benefit for an individual with a disability."

Aloha from Hawaii.  Sorry for another ESA question.  I manage a building with 10 2/1 apartments with a no pets allowed policy.  I have a tenant who moved in a month ago and brought in an ESA pig right after lease signing, not a word about it prior.  She has the proper documentation which I confirmed with her doctor.  They are on a month to month lease so I can legally give them 45 days notice to vacate for no reason which I am fixing to do.  They seem to be a very smart and sneaky couple and I get the feeling they'll be upset after I give them notice and will go after me for kicking them out due to their pig, or any other reason they can think of.  My question is, do I just give them notice and tell them it's not working our for me then just keep my mouth shut until they leave?  I know I can't say anything about the pig but I also know they'll keep pressing me for a reason why.  Is there a better way to handle it?  I don't want to be in a shoulda, coulda, woulda, situation after the fact so I'd appreciate any advice.  Thank you.

@Kyle Keller, mahalo for the information!  He's on a month to month lease and yes, rent is a lot lower then market.  I'll give the hotline a call.

I recently took over management of a 10 unit apartment building in Hawaii for a family member.  I am not a realtor or a PM so forgive my ignorance.  The building has a very limited amount of parking stalls.  I want to take away and reassign a parking stall from a tenant who has never used it in 10+ years.  I have been told by the previous manager that the tenant claims that one day he may get a car and complains if anyone parks in the stall.  There isn't a separate fee for parking for any unit but found out his rent has not been raised in several years (another issue I'm dealing with).  Would it be wrong/illegal to take the stall away?  I would give proper notice (30 days?) and maybe tell him rent will not be raised for 12 months as an incentive.  I read the agreement and there's nothing stated in there regarding an assigned parking stall.  I'm guessing it was verbally assigned.  Any constructive comments/suggestions will be greatly appreciated.  Mahalo.

I have a few questions for those who use products like Cozy, Avail, Buildium, Rentec Direct, etc., are the "built in" tenant screening services adequate?  Will a stand alone program like Rent Prep be worth the extra effort?  Do they all pull the same information from the same places?  Trying to avoid the horror stories of missed evictions or criminal history.  Thanks in advance.

Thanks for the update regarding Android however I'm looking for more of an "all in one" program.

Rentec Direct or Buildium are great for under 100 units. I would use the trial on Buildium then make your decision. The interface is newer and cleaner than Rentec Direct. If you are looking to grow I would check those out but if you are only managing a few maybe Cozy could suffice for you.
