What was damaged. I'm Curious what a small amount of drywall could damage beyond repair? Have you seen pictures?

What was the cause of the damaged ceiling?

Very difficult to get a loan on a mobile home that isn't going to be owner occupied. You may have to look at other options like home equity loan or LOC.

Why in the world did you promise 65 degrees in writing? That was a huge mistake. AC's in the south aren't designed for that and now YOU are violating your own lease.

I think the medical condition is BS. I'm no doctor but I've never heard of a medical condition that requires 68 degrees and if the temp rises 2 degrees you will die.

I would just put a $150 window unit in the bedroom (you should have some already) and if that doesn't work for them let them walk.

Not a whole lot of maintenance with AC units. Just change the filters regularly (which you should always assume the tenant will not do). Make sure there isn't any debris such as leaves grass clippings, anything growing around the outside unit that will restrict airflow. Pour bleach down the drain pipe because the line will eventually clog up and the water can cause a lot of damage.

As other's have said, it looks like an office building. The kitchen looks like a office breakroom. Maybe it needs an island or something. I dunno.

However everything looks nice and well done but these are not "high end" finishes. It sounds like the units were priced based on the numbers to make it profitable and not what the market will bear. 

Try lowering one unit substantially and see what kind of attention it gets. I'm not a big fan of gimmick promotions like first month free or half off. Just keep lowering the price until its rented.    

Remove it ASAP, problem solved. I have never owned a garbage disposal in my personal home. Do people really just throw all there leftovers and other junk down the drain? Why not just throw it in the trash. 

Thus is a classic example of landlords overspending. This home is an investment what is the ROI on this $10K expenditure. On top of that, your going to be paying interest on this. Will it at least give the home better curb appeal? Have you attempted to fix the windows that won't open?

I can think of a lot better things to spend $10K on. Save the money for something more important like HVAC, countertops, paint etc. Something that tenants will notice. 

 A "smoke break" will last about 5 minutes, 10 minutes tops with brief puffs of smoke. If your tenants can't stand the smell outdoors for a few minutes they need to stay inside or rent a place with acreage in the country. This is not your problem, I would tell them you have no control over it and if they want to break the lease over this it will cost them. I think most states have legal medical marijuana so they can always say it medical.

Are you saying that they did all that work, ripped out all the sheetrock to replace a fridge water line? Did you approve the work? Were there multiple bids? 

That has to be the most intrusive fridge water line I've ever seen. I would have told them to cap it (sorry tenants no ice maker for you deal with it). If it had to be replaced you could have ran a 1/4 line through the back of the cabinets. What is the cost for everything? I would be very upset with the PM.
