Are the areas with little to no Crime, Olive Branch just had there first homicide last night for the entire year. Memphis is at 220 or 230??? I stopped keeping up with it because the number is so ridiculous!!

Have you looked at the crime rate in Memphis and surrounding areas I think that will give you a good barometer of where you should avoid buying property in.

Where there is a will there is a way, reminds me of chess figuring out your next moves. I would focus on area first them find a good reputable company or companies interview them go out to visit them and the area and choose from there.

If your DTI fits in line along with your Credit score you could possibly leverage your money with 3-4 $50k-$55k solid B-C cashflowing turnkey properties... Make sure you keep some reserves
