Thank you Greg and Rick,

I appreciate the quick replies, I was leaning towards just replacing it and you've both helped push me in that direction since its not very expensive. 

As you mentioned Greg cost effectiveness down the road, it will hopefully mitigate any maintenance calls on it for a while. 

Rick, that was my main concern was cost of someone coming out multiple times would quickly exceed the price of a new one. I didn't purchase a home warranty plan and it possibly would have been useful this time around.

Hey everyone, 

I purchased a property back in Feb. 2022, I have a tenant whose refrigerator leaks water out of the front door and she states this only happens in the summer time. She has been there for a few years now, I have done some looking around and 1 possibility is a clogged defrost drain, but the fact it only happens in the summer has me questioning this. I called around and to get someone to come officially diagnosis it would be 1 charge, then to come replace parts + fix would be a separate charge. The refrigerator is 14 years old according to the sticker on the back,  my gut instinct is to replace since I can find them for $300-$500.

Does replacing almost always out weight repairing appliances in a rental? If you can find a replacement for $300-$500 but could potentially be a few hundred in repairs?

When would you consider repair?

I just pulled out stained carpet in 2 bedrooms in a building I just bought and old Pergo and glue down linoleum . Purchased Lifeproof from HD as it's been recommended all over to hold up well to tenants. I recommend at least 12mil for the added protection, I purchased mine at $3.49/sq ft. I am replacing it throughout the entire unit so I won't have to keep replacing stained carpets as often.

Appliances, I tend to lean towards stainless steel, but expect it to take a beating over time, hopefully your tenants will take care of them. I have had pretty good luck over the past few years with mine.

@Johann Jells Are you using Navajo white walls with Swiss Coffee trim? do you have any pictures I am curious to see that color combo, I've always leaned towards ultra white trim for a crisp clean edge.

I ended up going with Trail Oak color for the flooring, medium color with darker tones to complement the cream walls, hoping it gives a nice contrast, and yet helping hide dirt. I'll start installs this weekend if all goes as planned haha. If it goes well and I like it, I will continue the colors to the other units over time.

Hey Jasmine, thanks for the feedback! I'm leaning towards a darker wood, I believe you're correct on grey flooring not withstanding time and is a recent fad that will go away.

Hey everyone,

I recently closed on a 6 unit, and have gone about updating 1 of the units with some repairs and will need new flooring. I have gone ahead with painting Navajo White for all the walls, and Ultra White for the trim and plan to use this color scheme throughout all the units eventually. But I am at an impasse on what color LVP to use for the floors throughout the unit. I will be using Lifeproof from Home Depot, if anyone has gone this route before. I am trying to get a neutral scheme that will appeal to a range of tenants, and by doing so leaning towards a more natural or darker wood look instead of a grey for the floors but there are a bunch of color options.

Any opinions or tips in the matter are much appreciate, and if anyone has used this color scheme with Lifeproof flooring before that would be great!

Good afternoon everyone, I am closing on a 6 unit soon in the Schenectady, NY. I will be starting out self managing but the last few days have considered using a property manager sooner then I had anticipated. Mostly to free up time, but also to make sure that I am getting market rate rents when leases come up as the units are currently under market. I am looking to expand with another 10-20 units in 2023 and having a property manager might make sense as I still work a 9-5 career. Does anyone have any recommendations for the Albany/Schenectady Area that I could use as a starting point of having conversations with and seeing if it would be a good fit?
