Post: Structuring Hold Deals with Investor Money

Hi everyone!  I am fairly new to this type of Real Estate investing, as a career, even though I have been a builder and developer over the years.  Obtaining money for projects of that sort most always goes through traditional lending institutions like banks and credit unions.  

I have also dealt with private investors over the years for single family homes to large developments.  As a result I am pretty aware of how to structure a deal for a flip or a partnership, in terms of returns and expectations.

My question revolves around private money for buy and hold properties.  Specifically, how do I use investor money for something I want to eventually own exclusively, and provide a decent return.  I have some ideas, but I'm interested in the experience of others.  Look forward to the responses!

Welcome Will! I am in Cayce and also focusing in Lexington and West Columbia. Just getting started here my self. Had some success in the past but got killed in 2008. Took a while to convince the wife to try again! Best of luck

Wow. Just wow. Absolutely great stuff from Natali Morris. Her point about the failings of our education system are on target. Why don't they teach us that 40hrs/wk and retirement at 62 is NOT a requirement for a great headstone. That is to date the most motivating podcast yet.

Hey Brock! Thanks for the free advice. Does sound solid. Just wondering a way around the paperwork and cost on each individual house. Of course it's not prohibitive costwise and I'm always looking for ways to streamline the process but...gotta protect those assets!

Personal experience. You need one for each entity (business) not for each project (house). If your houses will be held under the name of your flipping biz you can have 50 rentals, all under the same LLC umbrella. Check me out for sure but this is how I've always done it!
