That sounds like a lot of info to give on the first email. Ideally you want to send them whatever you promised in the opt-in 'lead magnet', e.g the definitive guide to investing in real estate. Then introduce yourself and your company and why you are in business. This helps build trust. What exactly are you trying to market?

Top 5 property management tips: 1. Screen well, monthly income 3 times the monthly rent, do local and national background checks. Do eviction lookups in your local county website. 2. Respond to maintenance repair requests quickly and with care. Preferably have a reliable, responsive handyman to take care of it. 3. Know your local eviction laws. Use them strictly but with fairness. 4. Document what you do on a daily basis and create checklists to take the pain of repetition away. You will then begin to observe areas you can streamline and improve. 5. Have tenants pay through erentpayment.com or some other direct debit system. This is a major time saver in rent collection. Michael Noto congrats on the deal. The taxes look really low for a 3 family. Is that typical in Windham county?

Well you are in the right place @Joe Pangelinan.  Browse the forums for posts that interest you and read the Bigger Pockets books to get a good foundation.

Then start going out and looking at deals!  Learn to analyze them and spot ones you would buy. 

There's a lot of great deals in Connecticut.

Same here Christopher Collins I would use cash on cash return as well as dollar income per unit to evaluate whether to pursue a deal or not.

Hi Christopher Collins You could check out the website city–data.com to get demographics information. Also look at the school ratings on Zillow to get insight on the area quality. That's a key indicator for me.

We just purchased a 6 unit in Bridgeport and the cash flow is great.  You have to screen very well to get decent tenants and make sure they meet income requirements.

Demand for rentals is very high right now. Good market to get in cheap and learn the business.

Also lots of room to flip and rehab. Many abandoned and run down properties!
