I'm going to have to look into my settings in Mojo, the triple line does seem to dial kind of slow. My version of checking if my number is being marked as spam was calling myself from the caller ID and seeing if my iphone labled it as "Spam" but I'm sure that's not an effective way of  researching lol. I will try nomorobo!

Wow, thank you! I guess my numbers aren't as bad as I thought. I've gone though much trial and error and thought I had a decent system in place to keep track of lists, recycle caller ID, make sure my VA is saying the proper things in order to gain quality leads. The nomorobo is big because I do notice that there is so many calls where my caller says there was an answer and then immeidiate hang up. This must be because the number is being flagged and they have a service that does this same thing!

Thanks for your input, if I went with direct mail I would also do the hand written letters. I do this with my driving for dollars leads that I capture when I’m just driving around in the area love the idea but from what I’m seeing it’s a high volume, long term play where cold calling we can capture someone within the first few calls. I closed 15 deals last month between Jacksonville FL and MA mainly Jacksonville and surprisingly my budget was actually much lower I was spending about $500/m because I was doing all the cold calling myself but it became very time consuming and I honestly got very burnt out from the cold calls and wanted to focus on the follow up and growing. My focusing on getting newer data as well that isn’t necessarily as accessible as pulling lists from an online source as well so I am hoping this will result in more leads coming.

Seems like 10-1 and 4-5 are the best hours for me, I have her calling 25 hours a week. Wednesday and Saturdays seem to be my best days as far as contacting actual people.

That was one of the first things I looked at, I found out which days and times I saw the most pickups and I've made my VA schedule around those times. She calls

Monday 3-6

Tuesday 12-5

Wed 11-6

Thursday 11-5

No Fridays

Saturday 9-1

Although I may make Monday her day off instead of Friday.

Thank you for your reply, I appreciate the insight. Ive started to focus almost all of my marketing into the Jacksonville market because that’s where I have been landing my deals. I have about a $1,000-$1,500/m budget for marketing. I have one cold caller at the moment and she is dialing about 1,000 a day. I have a really good follow up system set up with my crm that involves, call backs, follow up texts depending on the motivation level at the time the lead is created. I keep all my lists organized with trello so I know how many times they have been called through, I make sure each list is called 6 times and then the list is sent out for an sms blast to all the remaining leads that have not been contacted. The lists are called about 2 times a week so they typically last about 3 weeks to a month before I send them to the sms blast.

For example, so far this month we have

Dialed: 5,284 numbers

Contacted: 167 leads (3.1% contact rate)

No answers: 3,386

The rest are bad numbers, fax, disconnected, busy, answer machines.

Out of the 167 contacts

Want To Sell: 12

Dead Lead: 138

Sell in future: 4

Under contract: 2

Out of the 12 leads that want to sell I’m currently working 6 of them that are potential deals 2 that I’m trying to get back on the phone and 4 that were just “give me an offer, but not really serious”

I just feel as I should have more than a 3.1% contact rate on that many calls.

I am just curious, I have been using cold calling as a source of marketing for the last 3 years and I have done my fair share of deals from it, this was before hiring a VA to call for me. It seems my contact rate is just extremely low and I am not getting in contact with as many leads as I should be. Curious what others contact rate are with cold calling. I am using mojo triple line dialer and skip tracing with BatchSkip and I am getting about 2%-4% contact rate this seems very low.

Yes I agree, I target the south shore I’m from Brockton originally. The leads we do speak with now typically have talked to 10 other people also.

Hey everyone, my main marketing strategy for the past three years has been cold calling, I have a cold caller that is outsourced and I handle all the leads that are produced. I have seen a pretty large decrease in our contact rate and lead flow. I am intrigued by direct mail. I have done some research and it seems as if I want to take the personal letter approach. Looking for input from someone who has done both cold calling and direct mail in this current market. Pros Vs Cons (Boston MA and Jacksonville FL Market)
