Probably safer to keep the entire property either all male or all female, but these are completely different apartments, so I feel like it should work having female apartments and male apartments.

Also, in a gender ambiguous/fluid world is this getting too complicated to sort out? I think clearly defining spaces by sex (biological) and not gender (considered societal) should be possible. Seems like hostels probably have a setup for this that may be useful..?

I was thinking in the same apartments. If you have a 4-plex with 2 bed/1Bath, then the same apartment should be by biology.  Sometimes, traveling nurses travel with a friend or friends.  You can't advertise obviously for exclusions reasons.  If they are 1Bed/1Bath units, then it shouldn't matter the biology of the tenant.  

However, if you're in a good area with traveling nurses or professionals, then it should work out great for you and advertise only on Furnished Finder for traveling nurses/professionals.

First, I would only rent to one gender.  Then, as you said, I would put locks on all bedroom doors, I did the electronic keypads so that I don't have to worry about keys.  Traveling nurses are professional and responsible for the ones that I've dealt in my experience.  I'm house hacking and only rent to traveling nurses that share a bathroom, and I have one traveling professional in the basement that is like a studio apartment.  But I believe the key is renting to one gender only especially if they are sharing common spaces and bathrooms.

I would be very wary of a house for $7K needing only $25K in repairs.  Make sure the numbers, rehab, foundation and other aspects of the house are accurate.

Hi there, 

I started looking into investing last Sept.  Started reading, attending webinars, and saving lots.  Finally, my wife and I decided on house hacking as the best opportunity to get started since we decided to move from one state to another.  We just started this Sept, so basically it was about a year.  

Now, we're thinking of putting in an offer for a BRRRR. We'll put in an offer, and find a loan from family or lender. We'll see what happens. Once you get started, then the inner drive keeps you going, but you got to pull the trigger and get into the game.

 I researched some groups that are the most used by traveling nurses. The main one is Furnished Finder. Then I got onto about 5 Facebook groups that are for traveling nurses and landlords that you can promote your property.  It's a nice gig as you get a constant stream, for the most part, of professionals that are in your home for about 13 weeks or so, then move on to the next tenant.

If you're concerned about your debt to income ratios and whether or not you can get a loan, then I would recommend talking to 3 lenders (as you can get different advice and strategies) to see where you are at in terms of the opportunity to buy a house.

Then, I would recommend house hacking either with a multi-unit or SFH. I would think in your area that you could rent out to traveling nurses pretty steadily or one of you would have a friend or 2 that you wouldn't mind renting rooms to and living with for a year or 2. Then, you build from there.

First thing is to see where you are at financially and what type of house that you can get based on lender info. Good luck!

We're doing our first house hack, and so far it has gone well.  I've learned to stick to your ideals and expectations. I priced our rooms at a very price, especially since they were furnished, and got a few people saying that the rent was too high.  But, we held to our standards, and have 2 of the 3 rooms rented, and everything is going great thus far.  I promote a lot to traveling nurses, and business professionals. So, we'll have a high turnover rate with high quality people which we intended.

Also, set boundaries ahead of time and have house rules.
