Hey, everybody! I'm looking at purchasing my first deal from a client of mine who I manage some properties for. It's a small triplex, and after crunching the numbers, it should cash flow around $450 per month conservatively after all expenses. One of the units is in decent condition and the tenant seems fine, but the other two units are rough and I would be inheriting some chain smokers who live there now. My first thought is to evict them one by one and overhaul the two bad units. I guess I should look at this from a dollars and sense standpoint and pull the trigger because it makes money, but I want to have nice clean apartments and not catch a bad rep right off as a "slumlord. " Lol. Somebody talk some darn sense into me!

@Beth L. -- Thank you for this!  I am actually a Property Manager myself.  I noticed the template on ezlandlordforms, I just tend to shy away from the "standard" forms and like to see what everybody that has more experience than me has to offer.  I appreciate all of this very much!!

My company charges 50% for the original placement and anywhere from $150-$250 on renewals.

Every case is certainly different, and I'm not doing a huge volume. But in the case of the tenant moving in on the 31st of Jan, rent would be due on the 28th of February (or whatever the last day of the month is that year)

What I've been doing so far, is making move-in day the due date for their payment of rent, so I don't have to pro-rate it. So far, so good!

Thanks for all the replies! Last I read, NY is a deed state, so I am looking for Lien states. Is there a place to get free/inexpensive lists? Also looking for book recommendations. I bought Saen Higgins' book a while back - not sure if it's legit info or not.
