@Wayne Brooks I spoke with the realtor and he's ok with selling the property for whatever the owner and I agree to. 

The market value is $23k;

the owner has agreed to take $13.8k as long as the buyer covers realtor's commission and closing costs;

i estimate a buyer's total cost around $16.5k.

Does this sound like a good deal and am I in bounds legally?

To update:

the realtor is willing to sell for whatever price the owner and I agree to plus give the owner $300 referral fee;

market value is 23k, the owner has agreed to take $13,800 if buyer covers all costs;

my buyer will have to be willing pay the realtor's commission on $13,800 and all closing fees.

I estimate all costs at $16k-$16.5k (and I'm basically birddogging for the realtor with the long run in mind)

@Charlie MacPherson I spoke with the realtor and it's as you say concerning all parts, exclusive rights, commission rate, etc.... the seller and I aren't trying to cut the realtor out. 

I'm new to wholesaling and don't know how to present the deal to a buyer being that I can't put the property under contract???

"I'm willing to not make any money from this deal".! 

I would consider my payments in the form of learning to solve this complexity, gaining access to a buyers network, and work out a future relationship with the realtor to perhaps get get first dibs on property he's going to be listing.

I'm a newbie wholesale real estate investor and I've come across an property owner/seller with a vacant lot already for sale by a realtor. However, the owner is negotiating with me a price less than what the realtor has the property listed for.

I've gotten the realtor's information from the seller. The seller has told me that the realtor wants 10% to 11% of the sell price.

I plan on calling the realtor this morning but I don't actually know what I should say.

Can someone please advise me on what my dialogue should exactly be when I speak with the realtor?(what questions should I be asking?and what leverage should I be using? Or what are some optional methods I can put into play?)

Update to the above post. I have videos and pictures of the property, if this will help with someone providing me with experienced advise.

The mold issue you mentioned is in line with my thoughts. And your conclusion is the same as mine as well. I plan on keeping this property so the last thing I want to do is place a family in here and someone gets sick from mold(unseen) to me.

My solution was tear down and build a binishell (system) with green tech(solar panel system, rain water purification system, etc...) [Note: haven't come across anyone familiar with the binishell systems]

Hi, I'm a newbie real estate investor.

I have a home on about 1/4 acre of land. Holes in the roof have caused real damages to the inside (ceilings, floors and walls) along with mold/mildew and suspected termites. Looking at the outside it appears salvageable (built in the 30's)... I obtained it through taxes. I want to use the house or any other I place on the land as a rental property. My biggest concern is the mold situation (clearing it all up) because I most definitely don't want a future tenant getting sick on account of me making the wrong decision.

So my question is: Do I rehab or tear down and build anew (my replacement idea is a binishell concept home)??

Any ideas are greatly appreciated.

David thanks for the enlightenment. I'm very new here and don't want to violate any of BP's terms. Could I share more details/info with you about the property, like the address and you could have a look yourself? Also are you familiar with the tiny home concept binishells? This is what I was considering replacing the damaged structure with.
