For weekdays i charge $30 an hour,Weekends its $50. flat rates for simple jobs can be negotiated. i can work on any project that doesn't require permits or licensing. Plumbing repairs, Fixture repairs/replacement, simple electrical work, drywall, basic framing, painting, cabinetry, Tile, Trim Etc. So i have attempted to update my profile photo everyday for the past 5 days. i set the photo hit apply it looks like its loading then it vanishes and i still have no photo.... my banner photo updated just fine but for some reason i cant change my profile photo...... am i missing something?

Alrighty, this has been a crazy week. i joined bp at the beginning and have completely immersed myself. I blazed through Rich dad poor dad the day i bought it after hearing just about every guest mention it on the bp podcast. returning to the podcasts after the book the stories are not only influential but incredibly informative. as i sit analyzing deals all i can hear is Brandon's voice as the new voice in my head. i attempted a flip this week. found a great property in tacoma next to a nice creek. went and looked at the house and after talking with the realtor i decided to put in an offer. was able to get an HML as was looking to get the rest funded. later today i received a text from the realtor saying the house wasn't allowed to be flipped. according to the listing agent the home must be a primary residence 60 days after closing. is that a thing? Its alright though. my nerves were going crazy and it was a bit of a relief. i realized i wasn't completely ready yet. also i think i may look more into multi family homes for cash flow. it seems to be more of a comfortable process? lol.. not shying away from flipping yet but i know i need more education. anyone willing to show me anything i catch on quickly and love to learn. thanks to everyone who took the time to read this. message me anytime

i ended up getting the statements from my HML and that worked out. unfortunately i was contacted later by my realtor who informed me that according to the listing agent the property wasn't allowed to be flipped and must be a primary residence within 90 days of sale.. this is the first i have heard of this being a possibility but i am also very new to this.. thanks for the advice Jake.
