So @Account Closed, why would a tenant be motivated to assist if the possibility of an eviction rests in the balance?  what is the likelyhoood that it would make it to court?

welcome to BP @Nick Watkins, I sure wish I had known what you know at such a young age and had done what you are currently doing.  You will be so much better off than most of your contemporaries.  Keep it up and contribute often to this site.  You'll find great resources here and that you will get out of it what you put into it.  Best of luck to you.

@Lois Ginter, still laughing about your last post... You can probably get an extra $150 a month for the arc welder, and if you really want to go for broke, I think you might get a $200 Premium for a plasma cutting outfit in the spare bathroom.  You may have just identified a new real estate niche for those specialty landlords out there to exploit?

@Mike Waltman, here, here.  Throw a little bit of meat in the cage first.  Call me crazy, but aren't most of the BP users a little wiser than that?  Have at it, but trolling like that might provide better results on craigslist...

@John Warren, I am not currently involved in those markets, but monitor them as I have some interest. I have heard and seen very positive remarks about them.  Grand Rapids was rated very recently as one of the top ten areas in the country to invest in by Forbes or some similar publication very recently.  DON'T OVERLOOK IT.  I am quite sure many other local Grand Rapids investors will chime in and tell you how hot that market is right now.  Have you already missed the boat?  Can't say myself, but still sounds pretty strong to me, perhaps some other locals can chime in here.  Good luck!

@John Warren, either sound better than Illinois, but Michigan wasn't mentioned despite you mentioning family in the area.  You may want to consider Grand Rapids or the entire western shoreline between St. Joseph to Muskegon, all of which I hear is booming.  Can't go wrong there.  Good luck!

@George P., wow great find, but I can't imagine that is only a $20k rehab.  How can you possibly do it that cost effectively?  Do you do all the work yourself and where do you buy your materials to keep your costs that low? Based upon just the pictures, I would have guessed $40-$50K min to completely gut and put back together.  Please share how you can get costs so low.  I will also echo several others here and say, I really would love to see the after shots as well.  Please share those when you are finished.  Best of luck on this new project!

@Stephanie Goodman, Can't seem to find this one on Realtor.com, does that mean it has already sold?  Just curious as I found Dollar Lake, but can't find a single house for sale or anything with even a value or recently sold in the area.  What kind of comps are around this?
