Welcome @Patrick Sullivan. I agree with others that if you have never done any investing before, House Hacking is the way to go. I did my first slip about 25 years ago before I think flipping even became a familiar name. Did two way back when to get my feet wet an to earn enough to buy my first home with a reasonable down payment. Took about 20 years off to concentrate on a 9-5 job and looking back on it, regret every moment, but then again, a great resource like BP was not available back then, let alone the internet itself. If I were your age again, I would start off right from the beginning, use the networking available here, tap the knowledge base available here and never look back or wish I didn't live as slave to a job that you have to perform in just to support your family. I have recently restarted my REI pursuit with an investment property and can't wait to work it into an opportunity to quit my 9-5 and use this to build wealth in place of that. Lots of good advise already provided above, most importantly understanding and utilzing the benefit of a good networking site. Knowing what I do now about business in general and the use of this site, i am sure I can make it in REI and be as successful as most anyone on this site. Also a newbie here, but we can learn together.  Couldn't agree more that this site is an awesome resource, full of insights and great information, but best of all, great way to network and make contacts.  In just three or four short days, I have met quite a few contacts that have already provided a wealth of information and advice.  Can't wait to start attending the meetups so I can meet these folks in person and hear some of their stories.  Going to my first one tomorrow night in Lansing and looking forward to the next one in Troy.  If you find I can help in any way, please feel free to reach out.  The best way I can repay all of the warm receptions and advice I have received so  far is to pass it along to the next guy.  Haven't been here long, but already owe a great debt.   Best of luck to you Daniel.

welcome to BP. Just discovered the site myself just a few days ago and have already met quite a few very good contacts and learned a bunch. Not an expert by any means, but may be able to help with some basics. There is a local REI meet up taking place tomorrow night at about 6 pm if you are interested in networking. Thanks Brian. BP seems to be just what I needed to start my journey. One thing I am really curious about is finding some REIA's a little closer to home than Troy. Ideally, I would love to find one in either Flint or the Brighton area, but would definitely go all the way down to Ann Arbor. Do you know about any events held in the area?

I read your profile and see you are working on the brokers license. how is that coming and when do you expect to complete the process?

Thanks Jeff, Troy is kind of a haul for me, so I would prefer to find one in the Flint or Brighton area, maybe Ann Arbor, but when I did a search as you suggested, I didn't see anything jump out at me in those areas.  do you know if those areas have any get togethers?  If not, I would like to take advantage of the Troy meetings just to get my feet wet and see what they are all about, so how would I find out the next meeting date and place?

Sorry so late to this thread, but i just joined.  I'd say welcome to BP, but you beat me here.  I too  am in a similar situation to you and am interested in following your progress and possibly meeting up with you sometime soon.  I already own one income property and love the Lansing area potential due to the University and local colleges.  If you ever find I can answer any questions for you or help in any way, please let me know.

Scott, I will be sure to look you up from time to time and appreciate the offer to help.

Chad, I would definitely like to get together and would like to do so as soon as possible.  I will reach out to connect with you and hopefully we can arranged a time and place perhaps this weekend if you have time.

Gabe, I stumbled upon a post of yours somewhere else and already sent you a connect request before I even saw your response here.  As I already own one property over in Lansing, I have quite a few questions for you.  The Lansing area is one that I am very interested in due to the local University and Colleges.  I will be in touch further soon.

By the way, do any of you have any good contractor contacts that are used to working with folks interested in fix and flips?  That is one of my first desires followed quickly by good lenders and financial sources.  Let me know if you can share any tips on finding them as well.  Thanks again.

My name is Cory McCarthy and I live in Fenton, MI.  I am just starting my journey and looking for some contacts in the Fenton, MI area that I can help out and learn from in the process.  I own one investment property in Lansing Michigan, but am really interested in the flip market long term.  Since I am new to this and already have a full time job, I am not entirely sure what I can offer in exchange for some education, but I am pretty handy, can do some free work for you or conduct some research for you, or possibly just share some knowledge as I have been in the home improvement retail market for a number of years and know a fair amount about electrical, plumbing and building products as I have been selling those for about 30 years.  I don't plan to become active in the market for probably a year or more as I know I have a lot to learn first, starting with who's who in the local area here.

I would also like to know if there are any meet and greets in the local area that I might be able to attend to start networking with some folks that share a similar interest.  If you think you can help in any way or need some help that I may be able to accomplish for you, please let me know.  Thanks in advance for looking and considering.
