I just listed this property on the MLS tonight! This is an opportunity to invest in a super hot market, Fountain Square in Indianapolis, Indiana. There are countless rehabs in the area going up with comps from 300-400k.

This is a great rehab project in a very hot area.  It will not last long!

Hey Mark, great to have you on the forums.  I love to hear that you house hacked your duplex and are now looking for additional, creative ways to build that rental portfolio.

What parts of Indy are you looking at for more property?

Fully renovated 4 unit on the South Side of Chicago. Steps from the Metra and in an area that is going to continue to see growth for investors.

This project has been a long time coming to the market, so we're very excited to share it with everyone. For out of state investors this is a great buy and hold opportunity to cash flow ~4000/mo gross income. For in-state investors or house-hackers this an opportunity to live in one of the units for free and cash flow the other 3 units.

The property is filled with high end NEW finishes: hardwood floors, SS appliances, granite counter tops, decorative tile, white cabinets, glass back splashes, custom paint, new mechanicals, plumbing, electric, roofing, and windows.

We're done!! Super excited to share this with you all. I acquired this 4 unit on the South Side in June with 2 other JV partners. We planned on rehabbing and flipping to an out of state investor or a house-hacker. We acquired the house pre-foreclosure and got started quickly. We opted to make this a top-line property so we put granite countertops, SS appliances, hardwood floors and all new mechanicals, plumbing, and electrical.

All 4 units have identical 2 bed 1 bath layouts but each has a slightly different color scheme in the kitchen and bathroom to appeal to different tenant interests.  We opened up the kitchen for a more open concept and went with appealing colors.

Here's a quick pre-rehab look at the property:

We've also posted it to the marketplace if interested!

1. Network = Networth

2. I'll accept almost anyone's colleague request.  Everyone is a 10 in my book until they prove otherwise.  That doesn't mean that number changes only after I work with them, it could be a phone conversation or the immediate exchange of messages following the connection - I try be a good judge of character at the front end of the relationship so I'm not burned on the back.
