Hard money is a great way to leverage and increase your ROI. On the flip side the pendulum can swing the other way and your losses can be greater. We provide wholesale properties to investors as well as hard money but I do caution my investors to stay up to date on where the Houston market goes due to oil volatility. The market has been hot and pushed margins to 75-80%. This is possible because holding costs are low due to low DOM. If there is a small downturn, which in my opinion will be very short lived, will affect higher priced properties that have experienced large increases in appreciation in the past few years. Either way, movement up or down, is great for investors. Just don't get caught with a hard money loan on properties 500k ARV or more.

The goal is to obtain assets so buy rentals.  If your job affords you the opportunity to do so at a faster pace than flipping then continue that course.  If not, flip and invest the profit into rentals.  Flipping is not passive income so you are essentially creating a job.  Passive income is key.
