There are still deals out there, especially with small-flex properties and the area's recent appreciation. Investors looking to access capital tied up in their buildings do still exist. Also working with a handful of buyers who are looking to owner occupy small-plex or SFH with ADU's.

I like bend but it is hard to find cash flowing small Plex opportunities here, especially on the open market. I’ve helped several investors start here and utilize market upside but it can take some digging and a lot of patience.
If you’re not exchanging and not on a timeline Bend can present some great finds with huge upside - especially if you find distressed sellers!

I have helped some clients BRRRR with small multifamily but i've found unless its off market, the public MLS is priced out unless you get into the high end rentals in high demand areas - like Bend. My clients are generally living in their BRRRR's for a year(ish), raising value, improving financials and refinancing out.

I don't think its necessary to move the tenant out. I think that will happen organically. The broker wants the house vacant because it makes the job easier. If your tenant is reasonable - have your broker coordinate with them for showings, hold open houses (yes they are permitted in OR with COVID precautions in place). If the buyer wants to occupy the property, it is written in SB 608(OR statewide rent control bill) that if the buyer intends to occupy and the tenant has lived in less 12 months, would require a 30 days notice. 

Don't over think it - list the sucker and let er go! Who knows, maybe the buyer holds it as rental and some of these concerns are a non-issue.

Do some searching around the forums, lots to threads and content in these forums to help answer some of these preliminary type questions. There is also a regional forums section for Florida that will likely have some resources to help get you started in your market of choice.

I mostly work with investors and clients who want to approach real estate (single family or not) with the lens of an investor. I am the "go to" guy in my markets because, I have developed a sphere to find off market deals, my firm has hand designed proprietary investment analysis tools and my business is built around the investor with several properties thats in the "whats next" stage. My biggest recommendation to brokers who want to work mostly with investors is to develop a deep understanding of financing (financing is not secondary), has connections with other brokers who do the same and has analysis skills that cannot be beat.
