Unfortunately there was a group that used to meet in WF....guess it was really great because they'd have inspectors come and appraisers come and there was a lot of good information there, but it got jaded by a few people that would make people sign in and then annoy them with calls- quite the turn off. So probably worth starting another one up and it'll grow- @Brendan Martin- keep me posted and I can get word out to flippers in town I know...

I'd say as an investor/realtor....don't waste your time sending a generic letter...I would say I get several letters/emails literally weekly that are very similar and I don't know how to weed the non serious investors out- so I just rip em up/delete them.

The only thing I take serious is a call with a specific house...

And its ok to text/leave messages....

"Hi my name is X with X company....I purchased an "as is" house- here is the address- here are the specs (although normally they can look up past history on mls)....let them do their research and then call you back if they or anyone of their investors are interested."

I definitely need more details, but if you are buying direct from selller...buy with a contract and sell with a contract to an investor. No verbal trust should be required...

Check out house details on wadtx.com...tax value, sqft, age, etc....

If you are comfortable passing along address I can pass any info I have from mls history or neighborhood info.

I'd say unless you have a good crew to renovate here...wholesale it. Buy the house...get an agent to list as is or contact some as is cash buyers. Myself, Josh buys houses. Investors are hungry right now in WF. Pending all the missing details....if it sounds too good to be true- it may be :)

You can call them and renew...they'll just be a 30 days lapse from the time you pay to the time it kicks in since there was a break in coverage. I recommend Ana lisa Chase with advantage Real Estate if you need a property manager. If tenants are already there...definitely wait till turn over to call her. I believe she charges $75/month, but she can let you know. The market is heating up lots because drought just cleared up- so hopefully you can ride the climbing market and see some good returns.

Hey James!

I am prior military (C130 pilot) and now full time realtor/real estate investor here in WF.  I started exactly the way you did. Some people may not agree, but when it gets competitive like it is becoming here in Texas- cash is king. I worked my butt off to pay off my first rental- then stocked up that cash flow that was coming in...when the market was right- I sold it and now use all that cash to flip. I have built up enough to stagger my flips so I always have 1 or 2 going at a time. I also still own a rental here that I purchased at discount, did some renovations on it and rent it out- paid that off as well- so it is a little bonus passive income. I personally wouldn't pay a property manager in WF. You can easily landlord from afar using Old republic HW (as Hayden said) and militarybyowner.com to advertise. Just hire a realtor when its time to sell and they'll handle it all for you...

@Roy Oliphant Its a nice area...right by golf course. As you get closer to city view dr- house prices are a bit higher/nicer homes. There are some uber expensive ones on the other side of the golf course. Most areas around base are nice in my opinion...

@Robert Melcher is right on...only home warranty company I would even think about using is Old Republic...they have a good roster of companies and they have a great reputation in town (Wichita Falls). I have a lot of their workers on speed dial :) I have had terrible experiences with First American and had clients have bad experiences with AHS (specifially here- the workers they send are a bit rough). Every area is different, but if there are only bad home warranty companies in your area, better to not have one at all almost.

one more thing...don't forget you will be paying 8% on back end of sale (6% realtor fees and 2% texas sellers closing cost)
